New Build Residential
New Build Residential and Commercial - Consultancy

A façade consultant working on a new build residential project typically undertakes various activities to ensure the successful design, construction, and performance of the building’s façade. Every project is different, and each project presents a different challenge. To achieve maximum value and benefit, we are able to provide a wide variety of consultancy services that can be tailored to suit the needs of a particular project. Typically such services may include, specification writing, specialist contractor auditing, detail design review, or undertaking site inspections.

Failure Investigations

Nobody plans for failure, however, when an unfortunate event happens, we are able to assist and offer a pragmatic approach to investigation, assessment and the provision of recommendations for repair. Such investigations may involve the forensic investigation of defective material, testing, or the desktop review of documentation.

Planned and Preventative Maintenance (PPM) Inspections

Our knowledge of current and historical façade systems allows us to objectively assess building envelopes and determine the appropriate approach to planned and preventative maintenance that should be adopted. We regularly undertake PPM inspections of London’s landmark buildings.

Leak investigation

Investigating a failure within a cladding and/or curtain walling system, we are able to undertake a series of activities to identify the root cause(s) of the failure, undertake CWCT on site water testing, and develop solutions for remediation.

The specific activities may vary depending on the nature of the failure and the project requirements.

Glass Failure Investigation

Glass failures are a persistent thorn in the side of our built environment, are the subject of much debate and dispute, and with good specification and design are usually avoidable.

Our consultancy team are experienced in all aspects of glass specification, failure investigation and dispute resolution.

Thermal Analysis and Investigation

As part of our façade investigation work into areas of building envelopes suffering with thermal problems, we are able to undertake:

  • Detail drawing reviews.
  • Opening up works to confirm construction details and any potential defects.
  • Hygrothermal calculations to assess condensation risk.
  • Advise on remediation works and model these to assess their effectiveness. 
  • Thermographic surveys
On Site CWCT Water Testing

On Site CWCT water testing is an important part of checking building envelope quality following installation. Most systems are tested or certified off site, but this does not take account of the variability site workmanship or the specific details that may exist on site.

We can undertake and independently witness on site water testing to the CWCT Standards for Systemised Building Envelopes, AAMA 501.2-1, and CWCT Technical Note No 41 Site testing for watertightness

On site water testing may take the form of a hose test or a spray bar test. The standard CWCT hose test is generally used for fixed or closed joints but may be used for openable joint when appropriately calibrated. The CWCT spray bar test is typically used for openable joints.

Off Site CWCT Sequence B or Sequence A Water Testing

Off site testing of bespoke or new systems is an important part of demonstrating suitable air, wind, and water tightness performance. The standard sequences of testing may be extended to include other tests, such as building movement or cyclic testing.

We can independently witness off site CWCT testing to the CWCT Standards for Systemised Building Envelopes including the Standard test methods for building envelopes.
